Standard household plumbing in proposed nonconforming structure replacement. We are also planning for household plumbing in Park Model guest cabin (to be permitted with a separate Land Use Permit). These projects will be completed with a rebuilt/expanded wastewater treatment system. We have had a preliminary septic design completed and have discussed the projects with St. Louis County Onsite Wastewater.

Field is required.To explain our building proposal: We seek this Performance Standard Permit allowing for a 15-foot setback from the OHWM. The prior structure was approximately 5 feet back from the OHWM (1 foot from the front balcony). We expect to rotate the cabin slightly so it is parallel to the shoreline and move it approximately 8-10 feet to the north to minimize the need to remove 100+ year old trees behind the structure. This location will be outside of the flood plain. This cabin would be identical in footprint and size to the cabin it is replacing. While the original cabin had five (and previously six) bedrooms, we anticipate building the main cabin with 4 bedrooms. Per County regulations, the Park Model guest cabin would count as two additional bedrooms. Our preference would be to add a small (likely unheated) mud room to the porch entrance of the cabin. If approved, this mud room would add no more than 60 square feet to the building.
 
Field is required.Height of original cabin from lowest ground level to roof peak was approximately 29 feet. New cabin will have the same or lower height with a crawl space below. This Performance Standard Permit request would move the cabin back from its historical location while minimizing the environmental and neighboring property impact by protecting 100+ year old white pines to the greatest extent possible. Visual impact of the new cabin will be minimal with natural materials and neutral colors being used. The construction made possible by this Performance Standard Permit will minimize grading and vegetation removal. All alternative building sites would have greater potential for erosion and other environmental harm. Further, because the fire site is heavily disrupted already, building in as much of the existing footprint as possible will minimize further impacts on the site. In conclusion, the resources that the OHWL Setback seeks to protect - water quality and shoreline habitat – would be at greater risk of harm with development on an alternative site that meets additional setback requirements.
