A variance allows the use of property in a manner otherwise forbidden by a zoning ordinance by varying one or more of the performance standards such as lot size, setbacks, etc. Variances from official zoning controls are defined under Minnesota Statutes 394.27 and require the landowner to prove that the property could not otherwise be used or enjoyed in the proposed way by complying with ordinance requirements and that there will be no negative impact on surrounding properties.
It is advisable that you discuss your request with Planning and Community Development staff prior to submitting the application.  Describe what you are varying from and the situation that makes it difficult to comply with county ordinances.
If your proposal includes a structure, please also list the length, width and height of the structure.
Field is required.This request of this variance is to grant a 75’ shoreline setback for the construction of a new single family dwelling. The current setback for this property is designated at 100’ and this only provides a buildable area of 50 square feet. In addition, we request the conversion of the current cabin to a screened sitting porch. Recent additions will be removed in order to lessen the physical and visual impact of the building. Care has been taken and a design provided (attached) for connecting the existing cabin’s bath to the new septic system for the proposed cabin. As part of the project, an existing bunkhouse that is within 45’ of the shoreline will also be carefully removed.

Field is required.The proposed construction of a new residence, and conversion of the current residence will reduce the visual impact of this property on the lake by moving the main residence back from the water over 100’ and removing unnecessary additions to the original cabin. This would also reduce the foot traffic and physical impact near the shoreline. The new cabin is designed to maximize views of the lake while causing minimal impact – designed as a one-story building with a covered carport.
 Describe how neighboring properties and the use of those properties will be impacted by the proposed use with the variance.
Field is required.Aside from general construction noise during the project, neighboring properties should only be positively affected by the reduction of visible buildings from the lake and/ or nearby properties

Field is required.By locating the main residence further back from the water, construction and use traffic will be reduced and the slab construction will minimize the digging required. We have included in the design an open sided carport as to lessen the need for digging on site as well. Locally sourced, durable materials have been selected and local contractors have been hired so that resource use is minimized.
 Describe the expected benefits of a variance to use of this property.
Field is required.We believe this variance will provide benefits to our neighbors, as well as guests enjoying the lake, and the lake itself by relocating the primary residence further back on the site. This will shorten the length of the driveway, and minimize the size of built structures visible from the lake as well as move the majority of foot and vehicle traffic further from the shore and the one story design will allow it to camouflage into the trees.
