A variance allows the use of property in a manner otherwise forbidden by a zoning ordinance by varying one or more of the performance standards such as lot size, setbacks, etc.
Variances from official zoning controls are defined under Minnesota Statutes 394.27 and require the landowner to prove that the property could not otherwise be used or enjoyed in the proposed way by complying with ordinance requirements and that there will be no negative impact on surrounding properties.

Describe what you are varying from and the situation that makes it difficult to comply with county ordinances.
If your proposal includes a structure, please also list the length, width and height of the structure.
The property was originally a motel with a main residence and multiple cabins. When Canosia Township oversaw the zoning the property was approved for multiple twinhome new construction. When St. Louis County restrictions came into effect, the twinhomes no longer qualifies.
Describe the intended/planned use of the property.
We would like to demolition the existing structures and build 3 twinhome units. 1500 sq ft in each unit.
Describe the current use of your property.
There are 6 uninhabited cabins and 1 uninhabited house.
Describe other alternatives, if any.
2 twinhomes
If approved, how will the proposed use, with the variance, fit into the character of the neighborhood/area?
These twinhomes will be new homes with finished landscaping. This will add asthetically and value to the neighborhood. The current buildings are in a demolition state and are a danger.
Describe how neighboring properties and the use of those properties will be impacted by the proposed use with the variance.
The neighbors will no longer have unsightly and unsafe building in the neighborhood. The buildings are in a demolition state. New families will contribute to local businesses, home values and the overall appeal in the area.
Describe how negative impact to the local environment and landscape will be avoided.
The onsite homes will be demolished and hauled away. We will have a erosion control plan in site and the site will be sodded upon completion.
Describe the expected benefits of a variance to use of this property.
Fulfill the original plan of how the property was zoned.

This area is a well kept beach community near Pike Lake. This property has been sitting in this state for some time. We would like to contribute to the community by building homes that will fit in with the community.
