VARIANCE REQUEST WORKSHEET
A variance allows the use of property in a manner otherwise forbidden by a zoning ordinance by varying one or more of the performance standards such as lot size, setbacks, etc.
Variances from official zoning controls are defined under Minnesota Statutes 394.27 and require the landowner to prove that the property could not otherwise be used or enjoyed in the proposed way by complying with ordinance requirements and that there will be no negative impact on surrounding properties.
It is advisable that you discuss your request with Planning and Community Development staff prior to submitting the application. Approval or denial of your request is dependent on the justification you provide in answering the questions on this application. Variance Request
Describe what you are varying from and the situation that makes it difficult to comply with county ordinances.
If your proposal includes a structure, please also list the length, width and height of the structure.
We request permission to build a 1200 square foot structure. We require one level wheelchair accessible 2 bedroom (husband has sleep apnea) with stairway down, adequate closets and hallways and eating areas, Floor plans for small structures, less than 1200 sq. ft. do not provide enough room to have enough closet space for seasonal clothing, proper storage areas for household necessities (dishes, linens, groceries, trash storage) or for large enough furniture to be comfortable for elderly persons such as a bed with enough warm blankets and a place to store them or clothing for the seasons.

Describe the intended/planned use of the property.
Small safe retirement dwelling to be occupied by us as an ageing couple with daughter and husband to be moving into multilevel main house (currently occupied by us) that would be small, one level, handicap accessible, with the security of having family nearby instead of them being in the metro area.
Describe the current use of your property.
Presently we live here full time. We bought in December 1998 and sold our home in Hibbing to move here full time in 2001. It has been a legal residence.
Describe other alternatives, if any.
We can not remain in the existing house as we are 78 and 81 years of age respectively. We have a family history of healthily life and we desire to remain independent if possible but have issues with stairs and safety to considerations. We want to avoid assisted living or nursing home situations. Health issues are popping up and we need to plan to take care of ourselves.
If approved, how will the proposed use, with the variance, fit into the character of the neighborhood/area?
The builder we have chosen and the architect concur that it will be attractive, the site will be appropriate and the view from the structure will fit the existing character of the property and the area. No neighbors will have his view interrupted, nor will there be any disruption to their comings and goings. The proposed structure will fit in perfectly and harmonize with the existing environmental and surroundings.

We ill be able to remain at home.

We have nearly 2 acres with a perfect site for the proposal to move ahead.
We have 300 feet across the property on the front peninsula with 250 feet on the west side and 60 feet on the east side.
We leave the property natural, not mowed all the way. We leave it naturally and this would not impact the environment or the lakeshore.
