There will be a sink, stool, shower in a restroom in the corner of the garage to replace a biffy being torn down and also a sink and drain for fish cleaning and general clean-up in the garage. This will be connected to the current septic

VARIANCE REQUEST WORKSHEET


A variance allows the use of property in a manner otherwise forbidden by a zoning ordinance by varying one or more of the performance standards such as lot size, setbacks, etc. Variances from official zoning controls are defined under Minnesota Statutes 394.27 and require the landowner to prove that the property could not otherwise be used or enjoyed in the proposed way by complying with ordinance requirements and that there will be no negative impact on surrounding properties.
It is advisable that you discuss your request with Planning and Community Development staff prior to submitting the application. Approval or denial of your request is dependent on the justification you provide in answering the questions on this application.  Describe what you are varying from and the situation that makes it difficult to comply with county ordinances.
If your proposal includes a structure, please also list the length, width and height of the structure.
Field is required.This proposed garage structure will be only two feet from the west property line- neighbor Harold Langowski. and only 43 feet from the road centerline. This is less than 100 feet from the lake. Our lots were created a very long time ago, and I believe this siting makes the most practical sense for a new building with the Utility, size, and aesthetics to match the site and justify tearing down the aging existing outbuildings
 Describe the intended/planned use of the property.
Field is required.This is a seasonal second home/cabin on the lake. The garage is for residential use, storage of boat trailers, kayaks and ATV's, fish cleaning and other items that are in storage in the existing buildings on the property. There will be part of the garage that is concrete and used for a storm protection area, that is why it is slightly larger that the combined square footage of the buildings that we are replacing.

Field is required.Fix up the existing buildings, but they do not have the utility for the purpose of storing modern boat trailers and ATVS, nor are they aesthetically pleasing or consistent with modern homes in the area.

Field is required.The building will be a concrete slab with a traditionally framed stick built frame and sided with wood or maintenance free wood-like exterior and a shingles or roof metal for the roof. It is consistent with many of the updated homes/cabins on Eagles Nest Lake
 Describe how neighboring properties and the use of those properties will be impacted by the proposed use with the variance.
Field is required.Harold Langoski, neighbor to the west will be impacted from only having the building two feet from his property line. He has indicated that he is agreeable to this. This will very likely upgrade the view that he has of the older buildings. It will not affect his view of the lake or enjoyment of the property, as he has buildings very close to the property line where our proposed garage will be located. I do not believe the road traffic will be impacted at all, we will leave a small area of trees to the road side and this should not affect snow, etc.
 Describe how negative impact to the local environment and landscape will be avoided.
Field is required.We will use silk screening fence around the construction site to contain sediment while building and seed down the surrounding area with grass and native vegetation to control sediment from entering the lake.
 Describe the expected benefits of a variance to use of this property.
Field is required.this will enhance the looks of the property by providing a larger area for storage of items like boat trailers, atv, and kayaks that otherwise can not be stored in the existing buildings which will be torn down. The size of the garage fits nicely with the buildings that will remain and it will give the area, which can be seen from Walsh road a modern and orderly appearance
 Include additional comments that will clarify your request for the Planning and Community Development staff members and the Board of Adjustment.
Field is required.Tearing down multiple, small aging buildings and replacing this with one garage that is modern, and includes a storm protection area, which the property doesn't currently have. There have been several bad storms near Bearhead Lake and Eagles Nest in the last few years, where very large trees have been blown down or snapped off.
