VARIANCE REQUEST WORKSHEET


A variance allows the use of property in a manner otherwise forbidden by a zoning ordinance by varying one or more of the performance standards such as lot size, setbacks, etc. Variances from official zoning controls are defined under Minnesota Statutes 394.27 and require the landowner to prove that the property could not otherwise be used or enjoyed in the proposed way by complying with ordinance requirements and that there will be no negative impact on surrounding properties.
It is advisable that you discuss your request with Planning and Community Development staff prior to submitting the application.  Describe what you are varying from and the situation that makes it difficult to comply with county ordinances.
If your proposal includes a structure, please also list the length, width and height of the structure.
Field is required.We are varying from the rule that only allows 10% of our property to be covered by impervious surfaces. We are on a small .94 acre lot surrounded by a lot of greenspace on our neighbor's larger properties. We need to expand our shop to keep our home based business competitive and keep up with growth. We would like to add two additions to our current shop. with the first going 32'X48' to the west and a second 22'X30' to the south.
 Describe the intended/planned use of the property.
Field is required.We intend to continue to live on the property and run our business out of it. We repair and reupholster furniture as well as make custom furniture.

Field is required.We considered buying property from our neighbor, but their driveway surrounds our property immediately to the north and the east. To our west is another small lot like ours with a family living on it. To our south is Highway 37. We also considered moving our business to a stand alone shop but we haven't been able to find a suitable shop for sale locally.
 If approved, how will the proposed use, with the variance, fit into the character of the neighborhood/area?
Field is required.Many of those in our community have large buildings already and our building being larger than it currently is would continue to fit into the general layout of the area. We also have two larger established businesses within two hundred yards of our property; Holmes Recycling and Crossroads Store.
 Describe how neighboring properties and the use of those properties will be impacted by the proposed use with the variance.
Field is required.It will not impact our neighbors' properties. We receive very few customers at the shop (maybe 5 per month) as we do most of our business through pickup and delivery. We don't anticipate the additions adding to the traffic at all. However, the additions will allow us to hire an additional employee and their vehicle would be parked at our property during working hours. However, with the existing traffic on Highway 37 that small addition of traffic would be unnoticeable.
 Describe how negative impact to the local environment and landscape will be avoided.
Field is required.We don't anticipate a negative impact on the environment. All we will need to do is cut down several trees on our property. Our property will go from 10% coverage to 15% coverage. Any additional runoff can easily be absorbed by the surrounding area as we will still be maintaining 25 foot or more setbacks from the neighboring properties.
 Describe the expected benefits of a variance to use of this property.
Field is required.We will be able to have an increase in efficiency and some growth to our home based business as the shop size will better suit our needs. We are currently doing our upholstery work in the basement of the house and moving that to the shop will make that work much easier and more efficient as some of the furniture we are currently taking in is very difficult to get into the basement. We will also have a spot for storing incoming and outgoing furniture as well as a better placement for our CNC which is currently in the primary shop space preventing us from hiring an employee.

Field is required.We believe the additions to our building will fit into the local community as the largest part of it won't be visible from the highway as it'll be hidden behind the house. It will also fit into the surrounding community to have our business grow in this way. It will not adversely affect the environment as we are surrounded by so much greenspace so runoff will not be a problem. The only reason we even need a variance is because our lot is unusually small for the surrounding area, which typically has larger lots, whereas our property falls more in line with property zoned with smaller lot sizes in mind which allow for 25% coverage.
