CONDITIONAL USE WORKSHEET
Conditional use permits are typically required on property where the owner does not reside and/or has employees and customer traffic. A CUP needs additional controls or restrictions to assure that it is in harmony with the neighborhood. They are also required for a variety of other uses.

How is the property currently being used?
In the past the largest building on the property was used as a dairy bottling and distribution business. They also operated an over the road trucking company out of the same building at the same time. The second largest building was used as an automatic truck wash.
Part of the largest building is now being used as an over the road trucking company. Another part of that building is being used as a machine shop. The balance of that building is being used as cold storage. The second largest building is being used as cold storage for recreational items. The third building we are planning on tearing down. They use part of the acreage, outside the buildings, as storage for trucks, campers, recreational items, construction equipment and other items.
What type of business/use is being applied for?

We are using it in the same or similar manner as it is now. We are keeping the trucking and machine shop. We will try to find one or two small businesses that can better utilize good, heated, well lit space with large overhead doors. We have one single door bay and one two door bay available. We are looking for a businesses like plumbing and heating or an electrician.
We are fencing in two acres using the second largest building as part of the enclosure. It will have a motorized gate that can only be accessed with private codes. The fenced area will contain one mini storage building , about 8,000 sq ft. We are planning on offering fenced, secure, outdoor storage for recreational items. In the future we hope to add additional buildings. We will have cameras. We will also offer portable storage.
The second largest building is RV and recreational storage.

We are planning on offering inside climate controlled space for multiple small businesses. They will need outside storage like they have now. We will also offer mini storage and portable storage. The portable storage is stored inside the buildings or outside depending on the customers needs. In the second largest building we will offer RV, portable storage storage and other recreational storage. Inside our fenced and gated area we will offer secure outside storage. We have plans to offer boat shrink wrapping and storage.

Please list number of signs, size, location, and illumination of each signWe are planning on one illuminated free standing sign about 10'x10' on a 10' pole. We are planning on having three non-illuminated signs on our storage building, fence and gate. They will be 4'x8' each.

As stated before we will be offering secure outside storage behind our fence. We will be offering portable storage. Those will be stored inside and outside.

We do not plan on generating any solid waste. The existing companies that operate the machine shop and trucking company create household garbage. They use a local garbage company for disposal. Their used oil is used in their heating system. They have a waste oil burning furnace.
