VARIANCE REQUEST WORKSHEET
A variance allows the use of property in a manner otherwise forbidden by a zoning ordinance by varying one or more of the performance standards such as lot size, setbacks, etc.
Variances from official zoning controls are defined under Minnesota Statutes 394.27 and require the landowner to prove that the property could not otherwise be used or enjoyed in the proposed way by complying with ordinance requirements and that there will be no negative impact on surrounding properties.
It is advisable that you discuss your request with Planning and Community Development staff prior to submitting the application. Describe what you are varying from and the situation that makes it difficult to comply with county ordinances.
If your proposal includes a structure, please also list the length, width and height of the structure.
MU-5 zoning. With only 3 acres, we need to request a variance of the minimum 5 acres to build an accessory building for the business which would include dry and cold food storage, equipment storage, an additional kitchen for prepping food and smoking meats for the restaurant, an office, and minimal bunkhouse living quarters for seasonal staff. The addition of the living quarters for seasonal staff creates the need for the variance.

As the building itself would be allowed under the current MU-5 zoning on this parcel without a variance, the need for the seasonal staff housing rooms complicates the "intended use" of the property. An alternative to satisfy this need would be the construction of 2-4 RV sites to be used for seasonal work campers.
If approved, how will the proposed use, with the variance, fit into the character of the neighborhood/area?
The building would be a "north woods" style structure. The local community and other restaurants in the area have similar structures that include staff housing on similar size lots.
Describe how neighboring properties and the use of those properties will be impacted by the proposed use with the variance.
They won't be impacted as the use of the property will remain commercial in nature focusing on the restaurant. The Kabetogama Township community loved the additional restaurant in the area.
Describe how negative impact to the local environment and landscape will be avoided.
We plan to disturb the least amount of the environment as possible. Runoff mesh, small footprint, and minimal removal of existing trees.
Describe the expected benefits of a variance to use of this property.
The larger modern kitchin, walk-in freezer, and additional storage will greatly help our food service processes. Kabetogama is remote, to say the least, and vendor deliveries are often only once every other week. Having staff there during non operating hours, would be a life saver for meeting the random timing of the vendor deliveries. Having staff in close proximity to the restaurant would also add a great level of security and deterrent of robbery.
Include additional comments that will clarify your request for the Planning and Community Development staff members and the Board of Adjustment.
This addition would allow for our business to grow and greater service the Kabetogama and Voyageurs National Park area.
